

Property Preservation & Maintenance
Front Preservation, LLC partners with servicers across the United States and its territories to ensure the properties under their care are properly preserved and maintained in full compliance with loan-type regulatory guidelines and all applicable local code requirements. We collaborate closely with our vendor network to secure properties, remove debris, perform routine lawn maintenance, and complete winterization as needed. Together, we share a common objective: preparing each property for conveyance.
Conveyance Condition Management

Front Preservation, LLC ensures that all work required under the regulatory guidelines for each loan type is completed and that the property meets conveyance condition standards. When additional work is necessary to achieve conveyance condition and can be performed in accordance with published investor guidelines, those services will be completed as part of the same work order. If the required work falls outside published investor guidelines, a detailed estimate will be provided to bring the property into conveyance condition.
Lawn Maintenance

Front Preservation, LLC provides routine lawn maintenance to preserve curb appeal, prevent property deterioration, and ensure compliance with local ordinances. Services include mowing, weeding, edge trimming, sweeping paved areas, and removing clippings and debris. We also offer an automatic grass-cut program, maintaining the property in accordance with applicable investor guidelines until maintenance is no longer required or the property is removed from the program per investor or client direction.
Securing Services

Property Preservation service authorizes Front Preservation, LLC to perform required services in accordance with applicable investor guidelines and/or client requirements. For loan types without specific regulatory guidelines, HUD standards will be followed. Typical services include changing entry locks, securing all doors and windows, winterizing to required specifications, and maintaining exterior grounds.
Front Preservation, LLC will change all required locks to the designated key code in compliance with regulatory and/or client requirements. No additional property preservation services will be performed under this work order unless specifically requested.
Winterization & Debris Removal

Winterization: Property Preservation service authorizes Front Preservation, llc to winterize the plumbing at each property to prevent freeze damage, according to the investor requirements for each loan type.
Debris Removal: Property Preservation service authorizes Front Preservation, LLC to remove interior, exterior, and/or hazardous debris from each property in accordance with client requirements and applicable investor specifications for the loan type.
Eviction & Discoloration Remediation

Front Preservation, LLC works with local authorities to carry out lockouts at designated properties. All actions regarding the removal, storage, or disposal of personal items and debris are performed in accordance with local municipality and law enforcement instructions, as well as investor, insurer, and client requirements.
When discoloration is present at a property it is wiped down and cleaned per investor/insurer guidelines and client direction
Pool Securing & Roof Repair/Replacement

Front Preservation, LLC offers comprehensive Pool Services, including initial start-up and activation of the pool and its systems, which may involve draining, acid washing, treating, and refilling. Ongoing maintenance can be provided weekly to keep the pool clean and visually appealing. All pools are secured with a locked gate or other measures to prevent unauthorized access.
Roof repairs or replacements are performed as needed to prevent further damage to the structure. Front Preservation, LLC completes all work in accordance with regulatory guidelines and/or client requirements to ensure the property is properly protected.
